Bruce Coin has over 40 years of full-time experience in the inter-related disciplines of financing and appraising income properties. He currently holds Certified General Appraiser certificates in Pennsylvania, New Jersey, and California. He began his career in the fall of 1968 with a Philadelphia based commercial mortgage banking firm where he helped create the area’s first long-term publicly held mortgage R.E.I.T. In 1972, Bruce co-founded and was the CEO of Pro-gressive Mortgage Corporation, an insurance company correspondent, servicing agent, and commercial mortgage brokerage and consulting firm headquartered in suburban Philadelphia. He sold Pro-gressive in 2007 to Philadelphia Private Capital, LLC, the Philadelphia regional office of U.S. Realty Capital, LLC where he remained as Senior Managing Director and part-time consultant through December 2010.

Bruce has personally closed in excess of $1.5 billion of construction and permanent financings, as well as structured joint ventures and participating mortgages for apartments, office buildings, industrial-warehouse buildings, flex buildings, shopping centers, retail buildings, mobile home parks, hotels, industrial-business parks, casino parking garages, and sundry. In 1980, he pioneered the first use of credit enhancing real estate financings for placement as tax exempt or taxable bonds in the public debt markets. Between 1973 and 2007, he assisted a business partner with the development, financing leasing, and management of two one-story, multi-tenant office parks in suburban Philadelphia, totaling 550,000 square feet in 17 buildings.

Bruce currently writes a continuing column for the MidAtlantic Real Estate Journal entitled The Current Commercial Mortgage Market. He has lectured to joint undergraduate and MBA classes of the Wharton School of the University of Pennsylvania and to real estate and finance classes of Temple and Weidner Universities. Past articles have appeared in the New York Times, The Appraisal Journal, The Real Estate Review, The Appraisal Review Journal and other real estate oriented publications.

Bruce has addressed national and local conventions and professional groups. He has provided expert reports and consulting services to major law firms and investigative appraisal review reports to the prosecution arm of the Pennsylvania State Board of Real Estate Appraisers. His deep experience includes virtually every aspect of commercial real estate, including finance, appraisal, design, acquisition, development, leasing, managing, foreclosing, improving, selling, and more. As a Certified Distance Education Instructor (CDEI) he has written six continuing-education courses for McKissock, Inc, a nationwide provider of education for professional appraisal and real estate licensees. Bruce is also a subject matter expert for the learning solutions company Coin-Harlan Consulting, LLC.
